Condo Living is About Convenience and Lifestyle

My daughter had finally come visited me here in the Philippines! While driving going to The Peninsula Hotel, she commented that there were so many high rise buildings in Makati, and it’s even more than the buildings of downtown Los Angeles, California. Yes, that’s true. Makati has a lot more high-rise buildings than Los Angeles. She never expected that Manila has been so urbanized compare to what she has been told or watched in the movies that Filipinos live in squatter and some trashy ghetto place like smoky mountain which was thing of the past.

Then the next day, when we were going home to the province and I asked our driver to pass us through Bonifacio Global City, and she was even more amazed to see more high rise buildings, and not to mention that they are so modern looking. Also,  there are so many nice restaurants and beautiful garden especially in High Street.

If you are a Filipino and have not been in the Philippines for a long time, like say more than 20 years or more, then it is a must that you should come and see how far Philippines have become.

Now, let us talk about these high rise buildings, and why there are so many of them. These high rise buildings are mostly condominium residences. Not so many are actually offices. You can visually differentiate between a residential condominiums from offices or hotels. If you see that the building has many balconies, then it is almost always a residential condominiums, whereas, if the building does not have balconies, then most likely it is an office building or a hotel.

When you are in Manila, you will see that most of the tall buildings are residences because Metro Manila is home of more than 12 million people.  Metro Manila has more than 10 percent of the total population of the Philippines.

So we ask, why there are so many condominium residences? First of all, it is to house the many people of Metro Manila. Many working people have come to realize the convenience and the life style that condominiums could provide.

In Makati City, Bonifacio Global City, Mall of Asia which are the prime area in Metro Manila,  you will see many modern condominiums and living in these condo gives the convenience of the many employees, managers, business owner and the like who are very busy in their daily schedule. These condominiums are strategically located in the metropolis like close to transportation hub, office buildings, supermarkets, university, health institutions, worship places and more.

SMDC always put the location first in planning where to strategically build the condominium so it would fit the lifestyle and convenience of everyone who so desire to live in that area. Also, aside from the strategic planning, future developments are already in place to even augment the convenience and lifestyle you would soon enjoy and not to mention that you become richer not realizing that your condominium has appreciated enormously.

Living in a condo is a lifestyle. Condominiums are designed to suit the needs of people to live in that area like the units are small and compact to minimize the cost of owning a condominium. Studios and one bedroom unit are mostly available and 2 bedrooms or more are not that many offered in the Makati area and Mall of Asia Complex because they are designed to be resided by young workers who are single and maybe a couple without kids, or managers or foreign workers. With these designs, Filipinos abroad and expatriates have come to realize that these units are also good for them as a first home in this country or just a vacation retreat. It is easier to own your condo compare to buy a land and build a house when you are not here for the most of the time while your house is being built. Aside from the hassle of building your house, you need to have someone take care of it all year-round. Many Filipinos have come to realized that, yes they have a big house, but to maintain it is super hard. They have to always be in communication with their caretaker that

sometimes, they have always suspected if they are doing the job they are being paid for. Also, the maintenance of having some parts of the house being eaten by corrosion or steel rust, water dripping from the ceiling, especially that in the Philippines, it rains a lot. Also, termites is a big problem. I know that there are a lot of houses that it was just finished being built, and not even a month, termites are already attacking the wood parts of the house. Also, you are not always comfortable if there would be an intrusion in your house. These are the only few hard factors of owning a house in the Philippines if you will not live permanently or even if you live permanently, you will still have to take care and manage your house.

This is where condominiums come easy for Filipinos abroad who like to live and take their vacations and love to be with their relatives and friends for some short or long period of time. You arrive and instantly enjoy what you are supposed to do here. And when you go back, you would be worry free to leave your condo and be in good shape when you plan to take your vacation the next time.

The cherry is located in 30th floor / Unit 17!

As you can see from the table above, the price of unit 2817 per Sqm is 259.6K, and in unit 2917 is 260.2K, with an increase of 0.23%.

Then from unit 2917 to unit 3017, the increase is still very low at 0.24%.

And then, all of a sudden, the unit classification of unit 3117 became Premium which fetches a lot pricier per Sqm of 292.2K, a big increase of 12.01%!

This price increase is because of the high floor at 31st, which is like a cut off from Medium Zone to High Zone, that why the increase was big. So the price of this unit 30th floor, unit 17 is very low in comparison to the unit at 31st floor, unit 17. They almost have the same view as only one floor difference but the price per Sqm was a big difference.

Thus, buying this unit will have an advantage of a high appreciation in the future after the turnover.

Cherry picking is a way of analyzing the location of several units which are rare units in a condominium building.

I analyze most of its location, price, floor, unit layout, view  then  compare to all other units. Based on all these and other factors, the cherry picked unit is considered to have substantial advantage in price appreciation and/or the price should be higher than what is currently offered, which is like buying it at a substantial discount.

In every condominium, from careful analyzation, thre is always a cherry in it.

Filipino Americans Buy Condos in Metro Manila

I have been here in the Philippines for almost 7 years, after working for most of my life in the USA. The Philippines has been my country of choice to retire since I went and migrated in the USA. 

I have observed also that many Fil-Ams want to retire here in the Philippines and for many reasons.

They miss our Filipino culture, like eating fresh seafood and vegetables that we could just buy from the market or better yet, just pick from our backyard. And not only that, our relatives are fun to be with, like going to the beach when someone has a birthday to celebrate or any occasion. Life here in the Philippines is so much fun that many of us Filipinos always long to come and take our vacation here, rather than spend it in some other countries.

But most of us Fil-Ams don’t have any more places or houses to stay with. Sometimes, we don’t feel comfortable living with our relatives that it has been a while that we have never seen. And some other reasons also that hampers us from taking our vacation here in the Philippines despite that we really want to take our vacation.

I have found out that a condo is a solution to that, very simple solution. There are many affordable condominiums in Metro Manila which are full of amenities like a resort.

Buying a condominium in the Philippines has never been easier, not like in the past, it was hard because there are these balloon payments that you have to pay in a big sum of money, or a big deposit.

I have been wanting to buy a condo even for a long time, but I did not have the finances, but now, it is very easy to buy a condominium.

Now, I was able to buy a condo, and plan to buy some more because it is a good investment. I would like to elaborate more on how payments are easier now than before, then I will go with the investment capacity of a condominium.

Down Payment now for condominiums can be staggered in as long as 5 years which result in very low monthly payments. Then after paying for the 5 years installment, there are now easy financing schemes offered by the Bank associated with the developer, like for SMDC condos, BDO would offer to finance the remaining unpaid amount.

So you see, it is now easy to buy a condo.

Now in the investment part of buying a condo, we don’t realize or have already heard that while paying for the monthly payments on the down payments, the value of the condo we are paying is appreciating. In most cases, the total amount of our monthly payments would be a lot less than what has been appreciated by the condo. In these instances, many have come up with the idea of flipping their condos. Flipping means, before the turnover the value of the condo has appreciated so much that they will sell it and get their profit. Sometimes they call this scheme in Tagalog as ‘Pasalo’. 

Here are some of the condominiums that I think would really appreciate more than double of what you would be paying in your monthly installments, which are candidates for flipping.

About retiring in the Philippines, I would like to delve more into  my experiences as a retiree in the Philippines.  Actually, I have not retired yet as I am not receiving my pension yet. I have been here in the Philippines since 2015 and would go back and forth in the USA. On my stay in the Philippines, I and my family would always go visit some places like our last long trip was to Mayon Volcano and I drove 15 hrs to get there. On our way back home, as we passed by Manila, we had thoughts that if we only had a condo in Manila, then we could have stopped over in our condo, take a few nights stay, enjoy the restaurants and views and some shopping. That thinking has driven us to buy a condo.

Since then, I have been always researching the ins and outs of condominiums on what they can offer of our lives, as well as investment strategies.

Integrated Monorail System to boost property values in MOA Complex

Interconnected railways: Connecting lives, unlocking land values

We all want to live in a world that is more connected — seamless, convenient and safe.

It’s what the past two years of living through the COVID-19 global health pandemic taught us. We want everything within reach as much as possible.

Fortunately, this is now taking shape with the development of many transportation projects in Metro Manila. Soon, in the very near future, we will indeed see an even more connected metropolis—from north to south, just like how smart cities should be.

Metro Rail Transit

We are already seeing the completion of the Metro Rail Transit Line 7, also known as MRT-7.

Once complete, the line will span 22.8 kilometers long with 14 stations running in a northeast-southwest direction linking San Jose del Monte Bulacan up to the North Triangle Common Station in North Avenue, Quezon City.

The North Triangle Common Station is a 13,700-square-meter concourse area which will interconnect four major railway lines: Light Rail Transit (LRT)-1, Metro Rail Transit (MRT) 3 and 7, and the Metro Manila Subway Project.

Once fully operational and developed, this much-touted station may be comparable to the interconnected stations in other countries—a hub where commuters can transfer to all existing major rail lines in Metro Manila and transport them toward the rest of their lives.

Think Grand Central Terminal in New York, which is packed with sights as well as dining and shopping options for travelers to enjoy as they continue on with their commute; or the Gare du Nord in Paris, officially known as Paris-Nord, the largest train station in Paris where every journey from or within the City of Lights begins as it is interconnected with several urban transport lines.

It may also be comparable to Shinjuku Station in Tokyo, which connects central Tokyo with the surrounding suburbs of Japan.

From here, travelers can easily head all the way to the southern part of EDSA, Metro Manila’s main thoroughfare, through the MRT-3 line which runs from North Avenue in Quezon City all the way to Taft Avenue in Pasay.

In between, commuters can take the Light Rail Transit 1 or 2 which traverses North to South and West to East, respectively.

But wait, there’s more. From Pasay, visitors and residents of the sprawling SM Mall of Asia Complex would soon enjoy an even more connected experience, thanks to a soon-to-operate integrated monorail system connecting the corner of EDSA and Taft Avenue to Diokno Boulevard.

This would make the journey to the SM Mall of Asia in Pasay from Quezon City or elsewhere, a breeze.

The 1.89-kilometer EDSA-Taft Ave. to J.W. Diokno Boulevard transit monorail system aims to provide “seamless connectivity” to decongest and reduce travel time in the area.

Also part of the project is an EDSA-Tramo Flyover Extension, which would likewise benefit motorists going to the SM Mall of Asia complex.

Indeed, according to the Department of Transportation, the project will be integrated and will be interoperable with several modes of transport, including LRT-1, MRT-3, and EDSA Busway; and will also be connected to the EDSA Greenways elevated walkways.

The planned monorail will end at the famed SM Mall of Asia globe, which is in the heart of the complex, which in turn, would be seamlessly connected to the rest of the sprawling estate through walkways.

Covered walkways will make practically every establishment in the vast residential-commercial complex accessible, rain or shine, to the monorail’s main station at MOA. This will surely make visiting, working and living in the SM MOA Complex as pleasurable as possible, similar to smart cities all over the world — from Hong Kong to Singapore to Copenhagen.

This is especially good news to visitors and stakeholders alike because SM Mall of Asia would be even more connected than ever before to the rest of the Metro.

The Department of Transportation and the Pasay City government signed the agreement on the project in September last year and its completion is expected in a few years’ time.

Easier Travel, Commute

The result of all these transportation projects is stronger interconnectivity in Metro Manila which would certainly benefit each and every Filipino, especially those residing in residential developments that are in close proximity to these transport hubs.

Take for instance SM Development Corp. (SMDC). One will easily notice that there is an SMDC community close to every LRT and MRT station.

Greater Manila Railway System

There’s the Unified Grand Central Station near SMDC’s Grass Residences within the SM City North EDSA complex, and Glam Residences in Sgt. Esguerra, Quezon City, for instance. The long stretch of MRT 3, meanwhile, is dotted with other SMDC projects.

SMDC’s Fame Residences is near the MRT 3 Shaw Boulevard Station, while Light 2 Residences is connected to the MRT 3 Boni Station via an exclusive elevated walkway.

There’s also the Makati Intra-city Subway project which will be connected to the MRT 3 line, and will have stations a few steps away from SMDC’s Air Residences and Lush Residences along Ayala Avenue extension, and Red Residences in Chino Roces, Makati.

People living in SMDC’s master planned vertical communities don’t have to endure the heavy traffic during rush hours. They can also spend more time with their loved ones as they don’t waste their time in traffic.

Commuting to work, to school, or to any of the country’s airports is convenient, and going out to buy essential needs such as groceries is also just an elevator ride away because SMDC residential developments have commercial establishments integrated into the community, or are right beside an SM Mall.

Thus, people can spend more time with family and friends, or pursuing their passions in life, instead of wasting a lot of time in long commutes.

Unlocking Land Values

These ongoing transportation developments are sure to lead to an appreciation in land values.

This means that residents or investors with properties in the area will see the value of their SMDC homes appreciate over time. As it is now, even without the integrated transportation developments, property land values have been appreciating by six to eight percent—higher than returns offered by banks, and higher than the 6.1 percent inflation rate in June, making it an ideal hedge for the current economic conundrum.

As for the Pasay Monorail project, residents and owners of SMDC developments in the Mall of Asia complex also stand to benefit from the increase in land values in the area especially with SM Mall of Asia, the biggest shopping mall in the region, now one of the country’s most popular lifestyle destinations.

Greater Connectivity

Indeed, as the past two years of the COVID-19 pandemic showed us, we want and we need a more connected kind of living—which means being more connected to our loved ones both physically and emotionally—and being connected to our homes and our places of work.

The future is all about being connected and SMDC responds to the call of the times.
